Shanghai Suzhou Creek Bay Modern Service Band—Treasure Land for Investment

ⅠBrief Introduction
Shanghai Suzhou Creek Bay Modern Service Band, ranked as No. 1 of the nine modern service pilot areas by Shanghai Municipality, is a rare investment hot land with huge appreciation potential. It is located on the north bank of Suzhou Creek in southern Zhabei, facing south: Excellent Location, it is opposite to the CBD area of Nanjing Road across Suzhou Creek and enjoys even better transportation availability with the construction of Subway No. 8 and No. 10 as well as many bridges. Rich heritage, it used to be a developed area for finance, trade and culture industries in Shanghai. It witnessed the earlier period of Shanghai finance & warehousing industry and collected a number of typical European-style warehouses. Onshore features, as one part of Shanghai urban landscaping planning, Suzhou Creek has become the city symboland. The band, located in the core area of Suzhou Creek, naturally becomes the rare onshore resources with unlimited potential for the whole city.
 
Developing Vision: making full use of the local historical background and the cultural deposit as well as insisting on the protective development of the old warehouses, factories and old Shanghai-styled residence, the band will be turned into a modern service area with integrated functions of business & office, onshore landscaping residence, tourism and creative industry as well as mixed styles of historical background and modern times.
 
ⅡGeographic Location
 Shanghai Suzhou Creek Bay Modern Service Band extends from Suzhou Creek in the south to Chang’an Road- Tiantong Road- Qufu Road in the north, from Henan road in the east to Changshou Road in the west, with a length of 4100m and a total area of 98ha (includes the space for city roads and the water, the same hereinafter). The band is divided into two parts by Gonghexin Road: the west part (the west of Gonghexin Road), covering a land area of 51.39ha, is also the core part of Everbright City Modern Transportation & Business Area. The east part (the east of Gonghexin Road), covering a land area of 46.61ha, is the protection area for Suzhou Creek and the key development area of the Band at the same time. Especially the part from Wuzhen Road to North Zhejiang Road is the core area with a land area of 23ha.
 
 
Ⅲ Plot 41 & Plot 42
Plot 41, 42 will be the pilot land for developing in the Suzhou Creek Bay Modern Service Band. It has been cleaned and planned to open bidding in the fourth quarter of this year.
Plot 41: build 5A office buildings to attract headquarters of domestic and overseas enterprises. Renovate the protected buildings for catering/ entertainment center.
Plot 42: Also designed for 5A office buildings with more car parking spaces under the ground. For protected buildings, Shanghais Industrial Products Wholesale Market will be converted to a theme shopping mall/onshore exhibition center/overseas famous onshore hotel chain, the Flea Market may be designed to be a high-class club/restaurant/international art center and etc.
