Shanghai International Automobile City Tower

Shanghai International Automobile City Tower is the Intellectualized and comprehensive building based on giving priority to business office, integrating with the functions of bank, restaurant, conference and so on. It will mainly meet the demands of headquarters and offices from the world 500-top international enterprises, auto whole-car and parts enterprises and auto service enterprises.

The orientation of this building will be the business hinge of auto city, and provide the business space for the world 500-top international enterprises, and become the landmark building in the Shanghai International Automobile City.

This building is located in the core trade district in the Shanghai International Automobile City and the address is No.888 Moyu South Road, bordering auto shops in the east and Moyu South Road in the west and leisure square in the south and Anchi Road in the north. The traffic surrounding this building is very convenient, just one kilometer away from the entrance of A11 and A30. The No.6B tour bus and No.1 Anting line are available for public transportation.

This building occupies the 6587 square meters of ground area. The total construction area is about 31905.23 square meters, among which 26487.21 square meters are on the ground, 5418.02 square meters are under the ground. The total height is 98 meters. There are 23 levels on the ground and one level underground in the building. The level 1 to 1evel 3 on the ground is the annex for the building, which has 3777.92 square meters of construction area. The level 1 is mainly lobby, bank and lease office. The level 2 and 3 are mainly restaurant and conference center. The level 4 to level 23 are the major part of the building, which has about 22354.43 square meters of construction area. The standard height of each level is not less than 4.1 meters. The cubage rate is 4.0, and the overlay rate is 33, and the greenery rate reaches as high as 31.5. The concentrated green land occupies 10.There are 226 parking positions, among which 20 are on the ground and 200 underground.

Now, let me briefly introduce to everybody as follows:

1.Price:

a. the average lease price between 4 to 2l level: RMB2.6 yuan·day.

b. the average lease price between 1 to 3 level: RMBl.20 yuan·day to RMB2.80 yuan·day.

For mid-term and long-term lessees, we will upgrade the rent price every three year, increasing RMB0.50 yuanday each time.

2.Property Management

The property management of this building is conducted by Shanghai Hongqiao Economic & Technological Development Zone Property Management Co., Ltd. The fee of property management is as follows:

a. office building: RMB 18 yuan·month.

b. 3 levels of underground: RMBl6 yuan·month.

c. renting but not-use: RMB11yuan·month.

d. parking: RMB500 yuanmonth·each(including property management fee: RMBl50 yuan month·each)
